A developer wanted to create Retail space on this small site located on a busy street. Since they didn’t have any leases signed before the project started, he requested that we provide “maximum flexibility” that could accommodate one or more tenants. However, he was not interested in expending all of the money to develop and build the entire project at one time. We suggested a design solution that would allow for the construction of three – 6,000 sf buildings. The site plan was designed for the entire project, but the owner was able to construct the smaller buildings separately as leases were confirmed. We kept the shell-plan for each building the same to “save costs” while changing only the building façade so each building space would have its own identity.
